Our Blog for today is a little break from Project launch’s & Pre -launch in Pune rather it is on the change of generation in property buying in Pune in last decades. Yes off course is our detail blog we will surely provide some information about few new projects in various localities of pune as examples.

We Indians are always aspires to buy a home in our life time as it always serves as a security in long term. If we look even a decade ago at Pune’s Real Estate Market we will get to know that there were very limited developers as well as buyers. But today if you see each of this localities have such beautiful projects and along with that Builders are also coming up with various innovative ways to woo buyers by providing them various facilities like tie-ups with banks for home loans etc.

As our topic for todays is “The change of generation in property buying where our we emphasizing on property buying happing by younger generation a lot as before it generally use to happen when one use to reach at age of around 35’s to 40’s. What could be the reason for such a change? Hmmm there could be lot of them so let focus on few of the pointers due to which this change has occurred.

Looking at the amount of growth in real estate pune, lot of people have and already looking forward for their second home & lot more investment in residential & commercial properties in Pune. After buying these apartments it does not make sense to keep it vacant, there are lot of expenses a property owner (Landlord) come across like Society Maintenance fees, Property taxes, house maintenance, paying electricity bills, EMI’s and various other expenses related to the property. One of the ways to maintain your property is to rent it. Today’s topic covers few things a Property Owner/ Landlord should know.

1) Let out your property instead of just keeping it Vacant:-

Lot of landlords (Property Owners) keeps their apartment vacant due to the fear of getting an errant tenant or a bad tenant. But rather than keeping it vacant and facing burden of property taxes, Society taxes, Maintenance of house (like cleaning) they can rent out their apartment by doing proper Tenant Screening. (They can also take help of proper management company who can not only advice them on each step but also assist in completing the following jobs). By renting out their property at least they can pay their recurring expense and get benefitted. But yes just ‘Tenant Screening” is not important a property owner should also be aware of the legal side of renting a property.

2) Legal Know How For Leasing an Apartment:-

Any property owner should have legal knowledge of Leave & License Agreement procedure according to the law of their city, state etc. Assistance from a lawyer or a property management company is always fruitful for a property owner if he is a busy person and cannot devote his complete time towards his property. A proper registered leave & license agreement always acts as a less headache in the long term if any situation comes up.

3) Be Ready For Maintenance Calls 24/7:-

An owner should always be ready or aware that he might get all unalarmed call any time for maintenance issues from his new or old tenants. Any property after taking over possession from builder, old tenant, will always have some chances of getting some maintenance issues like broken tap, leakage, electricity issues, water proofing etc. Changing weather also acts as a result many of this maintenance issues. Thus, a property owner should always to ready for a call for a maintenance job and yes he should also keep a good rapport from vendors to get the jobs done that too with good quality. Approaching a professional property management company can be a useful way for busy property owners-landlords as they are generally of good use to in such situations, can assist in saving owner’s time, money and most important bridging strong relationship between a property owner and tenants.

4) A Strong Bond & Relationship Necessary with Your Tenants:-

It does happen lot of time that tenant may delay in paying the rent (that does not mean the tenant is bad, h could be a genuine reason). A property owner during that point of time need to be nicely judge the situation, look at the past records and according to that he should even need to show some flexibility towards the situation. It will create a good rapport between the owner and the tenant.

There are lots of situations like maintenance issues which come up. A prompt response to the issue and getting them done. Also act as bridging a good rapport with the tenants. At times during the renewal of the leave & license agreement, if the record of the tenant is really good then the owner can also show some flexibility towards escalation. This small gesture at times can build long lasting friendships.

Ø Identity Information from the Tenant:-

One of the first steps of tenant screening would be about getting alternative proofs of Identity cards. For eg: - Passport copy, Licence Xerox, Pancard copy etc. It is the duty of your property manager your property management company to ask for this particular documents which can help to do a lot of background check. You may also ask for a family photograph (if it’s a family). Photograph of bachelors if they are staying together, or even if there is a single tenant staying. One of the good ways of tenant screening is to submit the particular document in the nearby Police Station. It can help in finding if there are any criminal records they have. A family photograph or photographs of bachelors can also be submitted to the society, which will help the society to identify who is actually staying in the apartment. Lot of time it happens with bachelors, where property is rented out to someone else and finally someone else end up staying there. Thus submitting a group photograph to the society can be a great boon. If the property owners or land lords are busy or does not reside in the particular city they can contact a rental property management companies as well for the purpose.

Tenant screening can be done in lot of ways. Employment identification, reference, company ID cards, company offer letter are few of the basic ways where we can actually get to know where your tenant does actually works. Lot of time when we called tenants contact numbers but they might get switched off or not reachable due to lot of reasons. During this point of time their colleagues / office mates contact no’s / details plays a helping hand to find out what is the actual situation. Also try to get contact details of their permanent address if they are from other city.
